This 3100 sq m plot of land is situated in a beautiful region of southern Crete just 300m outside the unspoilt village of Kerames. Kerames is in the municipality of Lampi which is part of the prefecture of Rethymnon.
The land has an elevation of 350m (see topography below), which affords panoramic views over the village to the sea about 2km away to the south.

The charming village of Kerames is just a short walk away and has a very good mini-market and two tavernas.
On the coast, immediately below Kerames, are miles of unspoilt beaches and coves and the fabulous taverna of Agia Fotia, which serves the best local food in Crete!
Just 7km to the north-east is the large town of Spili and 17 km to the east is the port of Agia Galini. To the west is the spectacular wildlife refuge of of 'Preveli Dimon Foinika kai Lampis'.
The land had permission to build a 200 sq m property (see plans). This has now lapsed which is reflected in the asking price. However, due to its proximity to the village it would be very easy to reinstate and has both water and electricity sources nearby.
It is protected from the northerly winds (the Meltemi), that occasionally blow across Crete. Also the land dips in the center providing a sheltered haven for a garden (see the topography below). There are several mature olive trees on the land. The plans provide for a house that is slightly raised to allow a garage/storage-area below and to give panaoramic views across to the islands of Paximadia.
